Alpine Meadow: rural, alpine theme indeterminate time period.
- All building styles to resemble traditional alpine Europe.
- Primarily residential, plus builds related to cultural, artistic and neighborhood organizations.
- No commercial functions permitted.
- Alpine Meadow is a 30k LI region offering a 2x parcel bonus. For example, a 512sqm parcel has 468 LI.
- Building exteriors shall use pre-industrial materials:
a. Structural elements: stone, brick or wood
b. Roofing elements: wood, slate or terracotta shingles or thatch.
c. Exterior flooring elements: brick, ceramic, stone or wood.
d. Wall elements: stone, brick, wood or stucco.
e. Door and window elements: wood or metals, raw or painted.
f. Large panes of glass must be partitioned by appropriate framing.
Zones and Typologies
Zone H (Hamlet)
- Located adjacent to Colonia Nova.
- Structures can incorporate classical elements such as columns, entablatures and pediments to allow for a visual transition to Colonia Nova.
Zone S (Mid-Slope)
- Meadows and woodlands, a rural area for living and outdoor activities.
- Structures must reflect timeless European alpine, with sloped roofs.
Zone DT (Top-Slope)
- Located near the border of Neufreistadt.
- Structures should link visually with the rural styles of Neufreistadt.
Zone C (Commons)
- All public land and structures in Alpine Meadows.
- Zone C is directly administered by the Executive Branch of the CDS.
Parcels A and B Structures
Structures
- Maximum height 20m.
- Must be at least 4 m distant from adjoining parcels.
Landscaping
- 40% open area for ground-level garden or woods.
- Minimum of 3 trees per 512 m2 of plot area.
- Gardens and woods may feature small builds such as gazebos.
Parcels C. Structures
- Maximum height 15 m.
- Must be at least 4 m distant from adjoining parcels.
Plots D
- Small parcels suitable for camping, gardening, small sheds and the like.
- Maximum structure height 8m and not taking up more than 75% of the parcel.
